Questions and Answers
Common questions about tile, shingle and foam roofs, permits, HOAs and storm damage.
Ceiling stains after a monsoon storm, slipped or broken tiles, and a roof that is 20 or more years old are the usual signs. The tile can look fine while the underlayment under it is cracked. An inspection that lifts a few tiles shows the real condition.
It depends on what changes. Chandler's homeowner permit manual exempts like-for-like roof covering replacement that adds no load to the frame. Switching to concrete tile from a lighter material, or re-roofing over more than two layers, needs a permit. We check during the estimate.
Usually, yes. Concrete tiles often outlast the underlayment under them. We lift and stack the tiles, replace the underlayment and battens, then re-lay them and swap any broken ones for matching tiles.
Most single-family roofs take a few working days once materials are on site. Larger tile roofs, deck repairs or a flat foam section can add time. You get a schedule with your written estimate.
We work across Chandler, including Sun Groves, Clemente Ranch, Cooper Commons, Pecos Ranch, Andersen Springs and Layton Lakes.
The tiles are lifted and stacked, the old underlayment and battens are removed, new underlayment and battens go down, and the same tiles are re-laid. Broken tiles are swapped for matching ones.
Many Chandler HOAs review roof color and material changes. Re-laying the same tiles usually needs less review than a new color or profile. We give you the product details to submit.
Insurance usually covers sudden damage, such as a monsoon storm, rather than age and wear. We document what we find with photos so you can talk to your insurer.
Yes. Crews start early in the morning during the hottest months, and we plan tear-offs so the roof is never left open when monsoon storms are in the forecast.
