Tile Roof Replacement in Chandler, AZ

Concrete tile lift-and-relay with new underlayment, or a complete new tile roof when the tiles are worn out.

Tile Roof Underlayment Replacement for Chandler Homes

Concrete roof tile is heavy and durable, and on most Chandler homes the tile itself is not what fails first. The underlayment under it, the layer that actually keeps water out, dries out, cracks and tears after years of desert heat. That is why the classic Chandler roof job is a lift-and-relay: the tiles come off, new underlayment goes on, and the tiles go back.

On a lift-and-relay, we remove the tiles and stack them on the roof, tear off the old underlayment and battens, repair any damaged deck, and install new underlayment, battens and flashing. Then the tiles are re-laid, broken ones are swapped for matching tiles, and the ridge and hip caps are reset.

If your tiles are brittle, badly faded or no longer made, a full new tile roof can make more sense. We show you both options and explain what we saw on your roof.

Tile Roof Replacement Questions

Why does my tile roof leak if the tiles look fine?

Tile sheds most water, but the underlayment is the waterproof layer. When it cracks in the heat, rain that gets past the tile during a monsoon storm reaches the deck.

Can broken tiles be matched?

Often, yes. Many common concrete tile profiles and colors are still available, and we keep sound tiles from less visible areas to fill visible spots when needed.

Do I need a permit to re-lay my tile roof in Chandler?

Re-laying the same tile is a like-for-like replacement, which Chandler's homeowner permit manual lists as exempt when the load does not increase. Changing to tile from a lighter material does need a permit. We confirm for your home.

Will my HOA need to approve a tile re-lay?

Re-laying the same tile keeps the look, so review is usually simpler. New colors or profiles often need approval, and we give you the product details to submit.
